I have lived in my home for 25 years and now I am considering renting it.....................

Log Home on the water for rent, Master Bed, 1 bath, Kitchen with Tile Floor, Hardwood Floors in Living Room and Dining Room.

Master Bed room has new laminate flooring.
This is a wooded lot with privacy.
Plenty of privacy for sunbathing.
4 wooded acres.
Approx 1/2 acre around the house for the tenant's use.
Includes a previously used 25 x 25 area for a vegetable garden.
Propane Gas Stove (2010) for tenant's use.
Double-Wide Fridge (2010) for tenant's use.
Washer and Dryer in the Bathroom space for tenant's use.
Log Home as a screened in front porch for evening's rest overlooking the water.
New Kitchen Counters and Stainless Steel Double Tub Sink.
New Stone Tile Floor in the Kitchen.

$1000 Security Deposit. $1200.00 monthly rent, paid Monthly and due on the 1st.
Parking for 2 cars.
Home has Propane Hot Water Heater.
Hot Air Heating system uses 600 gallons of #2 heating oil yearly , and a Pellet Stove.
I installed the Pellet Stove two years ago.
There are no A/Cs in the home. I have used a Window A/C for about 4 weeks (mid July) each year in the office.
High Speed Internet is available via Time Warner or Direct PC but NOT DSL via Fairpoint (due to distance from the Central Office).
Telephone (landline) service is available via Fairpoint.
"Cable" TV is NOT available from Time Warner (due to distance from the roadway) but is available via Direct TV or Dish Network.
Tenant must have a liability insurance policy to protect themselves and the landlord.
Tenant pays for heating oil and propane.
Tenant is responsible to keep the home at no less that 50 degrees when at work (Automatic Thermostat installed)
Tenant pays for their useage electricity, propane, heating oil.
Tenant mows or pays to mow their lawn area.
Property must remain clean, hoarding not allowed.
No Garage for storage, however there is a storage shed. (Approx 5x8).
10x16 space for storage in the Garage Lean-to.
Tenant may consider another storage shed (at their expense) subject to approval by the landlord.
The home will be rented as is with pictures taken at move in. Tenant will get a copy of the pictures.


I am telling you what the expenses are so that you can consider your finances BEFORE emailing for an appointment to see the home.
Electric bills run around $140 per month (of course this is totally dependant on the tenants).
Heating oil costs $2.50 per gallon (March 1st, 2016). The home uses approx 600 gallons per year using set-back thermostat.
Propane costs $3.00 per gallon (March 1st, 2016. The home uses approx 30 gallons per month (dependant on the tenants).
Snow Plowing costs approx $50 per storm. (9 storms in the winter of 2015-2016).

Rules include....
Carpeting can be installed but WITHOUT any mechanical fasteners or glues. No discussion.
NO paint is allowed of any kind. No discussion. This is REAL LOG HOME where the wood shows inside and out.
Tenant is responsible for any minor damages including broken glass, overflowed sinks or tub or flush.
Tenant is NOT responsible for any MAJOR damages e.g. roof.
Tenant cannot order any work to be done of any kind at the expense of the landlord. No discussion.

Utility bill history for 3 years. Just the names and account numbers. (Name two). Ability to show your payment history if asked to do so.
Banking history with one institution as participating member for 3 years (not a financial history).

Landlord or Landlord's family may live on the property in the other building up the driveway when home.
Landlord may be on the premises during various times of the year. Landlord has an appartment on the property separate from the log home.
